Overland Park is the reason so many people move to Kansas from Chicago, California, and Texas. It’s a city that gets the fundamentals right — schools, parks, safety, and steady appreciation.

Blue Valley 229 and Shawnee Mission 512 are the two big districts. Blue Valley pulls a premium (usually $50–$100/sqft over comparable non-BV homes) and is worth every dollar if resale matters to you.

For families under $600K, look at Deer Creek, Wilshire Farms, and the eastern edge of Olathe (which feeds Blue Valley). For move-up buyers in the $700K–$1.2M range, Mills Farm and Cedar Creek are dominant.
