Kansas City is not one market. Overland Park, Waldo, Lee’s Summit, and North Kansas City are all running on different clocks — and treating them like a single trend line is how buyers and sellers leave money on the table.

In Johnson County’s top districts, well-priced homes under $600K still see multiple offers. On the Missouri side, the Northland is quietly outperforming, and the Plaza-adjacent neighborhoods are absorbing inventory faster than the headlines suggest.

For sellers, the pricing window is narrow: overshoot by 3% and you sit; nail comps and you close in under three weeks with terms you like. For buyers, the opportunity is in shoulder-season inventory — homes that came on in the spring, sat, and are now negotiable.
